We aim to provide all our rental communities with a seamless and efficient management experience. That, in turn, lets tenants feel relaxed, safe, and secure in their homes. Aside from screening and leasing our homes, we present all our homes in pristine move-in condition, with meticulous attention to detail. We reply promptly to tenant phone calls and e-mails and pay immediate attention to maintenance issues.
We have a common sense approach to management that puts the landlord’s interest and ROI first. That means no “nickel and diming.” We don’t upcharge on repairs. That means whatever the repair cost is what we bill the landlord. We do this because not only is it the right thing to do, but it means the maximum ROI for the landlord. This falls into our philosophy of building long-standing relationships through ongoing successful investments with our owner clients.
Property owners want a stress-free, passive investment experience with regular and predictable income. We provide that by logical and fair-minded property management, born from years of experience as investors and property owners. Our goal is to maximize cash flow, and satisfy customers and create the opportunity for further investment. Here are some critical aspects of the property management services we provide to our investors.
We offer all of the following (& more) to our investors:
- We manage all the day-to-day operations, including maintenance requests which include a 24/7 emergency service.
- We will administer an easy-to-use online tenant portal allowing tenants to pay rent, make maintenance requests and receive maintenance updates.
- Check and correctly document all income and expenses, ensuring any invoices are promptly paid, liaising with property owners when costs fall beyond a previously agreed amount.
- Perform regular property inspections as stipulated in the lease agreement for smoke and Co2 detectors, HVAC filters, and more. We will document the findings in an online report log available to view by property owners.
- Tenant screening and application review. Handle all eviction proceedings.
- Ensure the apartment/home cleanings and upgrades before the new tenant move in.
- Prepare, document, and distribute monthly and annual financial property management reports. Owners can review the transactions and reports on the owner portal.
