The property is listed on AKS Realty Group website and numerous other popular websites. Within the listing ad, detail description of the property along with plenty of pictures are provided.

Our goal is to find good tenants. We use a service to do a thorough credit, criminal background, employment and rental history check for each applicant. The service uses SSN to do the check.

The statements and rental proceeds are sent to the owners at the end of the month. The statements can be accessed from the owner portal.

The rent is due on the first of each month and considered late after the fifth. If the rent is not paid by the fifth, tenants are sent a late notice reminder on the sixth of the month. If the tenant doesnโ€™t pay or does not contact us with an acceptable payment plan, we will send a final late notice on the fifteenth of the month. If the tenant still does not pay toward the end of the month, we will contact you and ask for approval to begin eviction proceedings.

You pay the initial filing fees and court costs to start the process. This will generally be the only cost you incur. If the rents are collected, the attorney fees, which are typically a percentage of the amount being collected, will be added to the amount we are seeking for collection. So, the tenant pays the attorney fees, other than the initial fee to start the process.

We work with multiple vendors and get the best pricing to handle the repairs. AKS Realty Group doesn't up charge any repair charges. You are charged whatever the vendors charge. Any non-emergency repair above $200 requires a written permission from the owner. We notify owner of any emergency maintenanceย  request but is handled on a high priority for the safety of the tenants and property.

AKS Property Group can bill for the maintenance and deduct it from the monthly proceeds. If you prefer to pay the vendors directly, it can be arranged.
